How Much Does Painting Cost per m² in Bahrain?

Painting works start from BHD 1.8 per square metre. The rate moves with the number of coats, the condition of the surface beforehand, the paint specified, and whether the work is interior or exterior — with the final figure calculated from actual quantities.

Stage 6 — Painting

Where the price starts

Painting is one stage, deliberately done in two passes around the tiling. Once the gypsum is finished, walls and ceilings are prepared and take their primer and first coat. The final coats wait until the tiling is down, so the finished surface is not marked by adhesive, grout and cutting dust — which is why painting is one stage done in two passes.

This is a starting rate. A new, even wall needing light filler and two coats sits at the bottom of the range; an old wall needing scraping, crack treatment and making good costs more — preparation is often more expensive than the painting itself.

What you are actually paying for

A rate per square metre is not one thing — it is three, and they move independently.

32%Materials
43%Labour
25%Preparation

Materials

Primer, filler and paint. Rises with the type and brand of paint specified, and with exterior systems made to resist heat, humidity and UV.

Labour

Applying the primer and every coat, by roller and brush. Rises with the number of coats, and with height and access where scaffolding is needed.

Preparation

Protection, filling, crack treatment and sanding to a sound, even surface. Modest on new walls — on older surfaces it can exceed the painting itself.

Indicative split for new interior walls with primer and two coats. Your own proportions are set out line by line in the Bill of Quantities.

Cost drivers

What changes the rate?

Five things move the number more than area does.

Surface condition

The biggest factor. Filling, scraping and crack treatment before painting can exceed the cost of the paint work itself.

Number of coats

Primer plus two coats is typical; going from a dark colour to a light one needs more.

Interior vs exterior

Exterior costs more, because it needs materials that resist heat, humidity and UV. In Bahrain's climate that is not optional.

Paint specified

Types and brands differ in price, coverage and service life.

Height and access

Facades and high ceilings require scaffolding.

How we price

Why you get a detailed Bill of Quantities

A rate per square metre is only the starting point. The real figure comes from the actual quantities and areas in your villa.

At Benaa Contracting, our engineers take the quantities off your drawings and issue a detailed Bill of Quantities setting out, line by line: the works, the quantities, the materials specified, and the rate for each item.

That means you know exactly what you are paying for — no vague lump sum, no surprises mid-project, and no argument about what was or was not included. This is where we differ from much of the Bahrain market.

Every quote sets out

  • Measured wall and ceiling areas, room by room
  • Surface preparation as its own line
  • Paint type, brand and number of coats
  • Interior and exterior areas priced separately
  • What is included — and what is not

How the painting works run

Five steps across two stages, split by the tiling.

01

Protect & prepare

Floors, windows and fittings covered; loose material scraped back and surfaces cleaned.

02

Filling & skim coat

Cracks treated, holes filled and a skim coat applied where the wall needs it.

03

Sanding

Surfaces sanded smooth and the dust removed, so the primer bonds evenly.

04

First pass · before tiling

Primer and first coat applied to walls and ceilings before the tiling begins.

05

Final pass · after tiling

Finish coats applied once the tiling is complete, leaving a clean, unmarked surface.

Frequently asked

Common questions

How much does painting cost per m² in Bahrain?

Painting works start from BHD 1.8 per square metre. This is a starting rate — a new, even wall needing light filler and two coats sits at the bottom of the range, while surfaces needing scraping, treatment and making good cost more. The final figure is calculated from measured areas in a detailed Bill of Quantities.

Why is exterior painting more expensive than interior?

Because it needs materials that resist heat, humidity and UV, which in Bahrain's climate is a necessity rather than an upgrade. Facades also usually require scaffolding and access equipment, which adds to the cost.

Is surface preparation included or separate?

Preparation appears as its own clear line in the Bill of Quantities. That matters, because on older surfaces filling and crack treatment can exceed the cost of the painting itself — and you should be able to see that number rather than have it buried in a lump sum.

How many coats do you apply?

Primer plus two coats is standard. Additional coats may be needed when changing from a dark colour to a light one, or covering stains and previous damp, and this is set out in the quote.

Do you supply the paint or do we?

Either is possible, and it is stated explicitly in the Bill of Quantities — paint type, brand and number of coats — so comparisons are fair and you know exactly what you are paying for.

How do I get an accurate price?

Send wall areas or drawings to info@benaa.bh. After a free site visit we issue a detailed Bill of Quantities with a rate per item, typically within 3–5 working days.
