How Much Does Tile, Porcelain & Marble Fixing Cost in Bahrain?

Tile and porcelain fixing starts from BHD 3.5 per square metre for labour only, or from BHD 5 per square metre if we supply the adhesive and fixing materials. Marble is quoted separately, because it is different work. The material itself is always supplied by the client.

Tile, porcelain and marble — what differs in fixing?

Tiling follows the primer coat and comes before the final coat of paint. It is the stage where floors and walls take their finished surface — the level, the joints and the cuts laid now are what the eye reads in every room.

All three go onto floors and walls, but they are not the same job — which is why they should not carry a single rate.

Ceramic — easiest to cut and fix, and lightest. Suited to bathrooms, kitchens and internal walls.

Porcelain — harder, less porous and more durable, but more difficult to cut and needing more precise equipment and labour. The common choice for floors and external areas, and also used on mechanically-fixed facades — a different discipline altogether, quoted separately.

Marble — natural stone. Slabs are heavy and need more men to lift and set, a perfectly level substrate, and usually grinding and polishing after fixing. Veining also has to be sequenced and matched across slabs so the finished surface reads as one piece. That is why marble is quoted per project after seeing the material, the area and the slab size.

One of the most requested marble items in Bahrain villas is staircase marble — precise work requiring individual measurement and cutting for every tread, and consistently under-budgeted.

Where the price starts

Important: the material itself — tile, porcelain or marble — is always supplied by the client. Selection is a personal decision of taste and budget, and most owners buy directly from the tile and marble showrooms and factories in Bahrain. We carry out the fixing.

Making this clear from the outset prevents the single most common dispute in this work: who supplies what.

55%Laying labour
30%Adhesive & fixing materials
15%Grouting

Laying labour

Setting out, cutting and laying to level and line. Rises with large formats, wall work, and diagonal or interlocking patterns.

Adhesive & fixing materials

Included at the BHD 5 rate, or supplied by you at the labour-only BHD 3.5 rate. External areas need water- and sun-resistant grades.

Grouting

Filling the joints and cleaning down to a finished surface.

Indicative split of the BHD 5 per m² rate for standard floor tiling. The tile, porcelain or marble itself is client-supplied and sits outside the rate; your own proportions are set out line by line in the Bill of Quantities.

Cost drivers

What changes the rate?

Six things move the number more than area does.

Size

Large formats look more premium but need more precise labour, more time, a flatter substrate, and carry higher wastage.

Material

Ceramic, porcelain or marble, as above.

Floors vs walls

Wall work is slower and needs support while the adhesive sets.

Internal vs external

Courtyards, entrances and canopies need water- and sun-resistant fixing materials and correct falls for drainage.

Laying pattern

Diagonal and interlocking patterns, and staircase work, mean more cutting and more time.

Substrate condition

An uneven floor needs levelling first, priced as a separate item.

How we price

Why you get a detailed Bill of Quantities

A rate per square metre is only the starting point. The real figure comes from the actual quantities and areas in your villa.

At Benaa Contracting, our engineers take the quantities off your drawings and issue a detailed Bill of Quantities setting out, line by line: the works, the quantities, the materials specified, and the rate for each item.

That means you know exactly what you are paying for — no vague lump sum, no surprises mid-project, and no argument about what was or was not included. This is where we differ from much of the Bahrain market.

Every quote sets out

  • Measured areas, room by room
  • Tile size and laying pattern for each area
  • Who supplies adhesive and fixing materials
  • Levelling and external areas as their own items
  • A rate against every line

Frequently asked

Common questions

How much does tile fixing cost per m² in Bahrain?

Tile and porcelain fixing starts from BHD 3.5 per square metre for labour only, or from BHD 5 per square metre including adhesive and fixing materials. Marble is quoted per project because it is different work. The final figure is calculated from measured areas in a detailed Bill of Quantities.

Who supplies the tiles or marble — you or us?

The material itself — tile, porcelain or marble — is always supplied by the client. Selection is a personal decision of taste and budget, and most owners buy directly from the showrooms and factories. We carry out the fixing, and can supply the adhesive and fixing materials if you prefer.

What is the difference between the BHD 3.5 and BHD 5 rates?

BHD 3.5 is labour only — you supply the material, adhesive and fixing materials. BHD 5 includes adhesive and fixing materials from us. The material remains client-supplied in both cases.

Is marble fixing the same rate as tiling?

No. Marble is natural stone: slabs are heavy and need more men and a perfectly level substrate, usually grinding and polishing after fixing, and veining has to be sequenced and matched across slabs. Marble is therefore quoted per project after seeing the material and the area, rather than carried at the tiling rate.

Do you fix staircase marble?

Yes, and it is one of the most requested marble items in Bahrain villas. It needs individual measurement and cutting for every tread, edge and nosing treatment, and coordination with the balustrade — so it is priced as its own item rather than within the villa floor areas.

Can porcelain be laid over existing ceramic?

In some cases yes, and it saves the cost of breaking out and disposing of the old floor. It requires the existing ceramic to be sound, level and well bonded, and needs specific fixing materials. It also raises the floor level slightly, which has to be checked at doorways. We assess this on the site visit before recommending it.

Do you tile courtyards and external areas?

Yes. External areas need water- and sun-resistant fixing materials and correct falls for drainage, and are priced separately from internal work because the requirements differ.

How do I get an accurate price?

Send areas or drawings to info@benaa.bh along with the material type and size. After a free site visit we issue a detailed Bill of Quantities with a rate per item, typically within 3–5 working days.
