How Much Does Villa Finishing Cost in Bahrain?

Finishing — not the structure — is the largest part of a villa's cost, typically two thirds to three quarters of the total. This guide explains what finishing actually includes, how it is priced, and why two villas of identical size can differ enormously.

The basics

What counts as “finishing”?

Finishing is everything that comes after black construction. Black construction hands you a structure that stands — excavation, foundations, columns, slabs, blockwork, plaster and first-fix services — but a villa at that stage is not liveable. Finishing is what turns it into a home.

The final figure is calculated from the actual quantities and areas in your villa and issued as a detailed Bill of Quantities showing every item, the materials specified and the rate — so you know exactly what you are paying for. The material — tile, porcelain or marble — is always supplied by the client.

How much of a villa's cost is finishing?

This is the part that surprises most owners: finishing usually costs more than the structure itself. A complete turnkey villa typically runs three to five times the cost of building it as a shell — which puts finishing at roughly two thirds to three quarters of the total.

What drives the cost of each trade?

Gypsum board

The biggest price difference is not area but design. A flat plain ceiling is a different job from one with drops, coves and concealed lighting. Ceiling height matters too — greater heights need scaffolding and more time — as does whether the work is ceilings or wall partitions.

Painting

Driven by the number of coats, the state of the surface beforehand and how much filling and preparation it needs, and the paint specified. Exterior painting costs more than interior because it needs materials that resist heat, humidity and UV — which is not optional in Bahrain's climate.

Tiling and flooring

Large-format tiles look more premium but demand more precise labour, more time and higher wastage. Porcelain and ceramic differ in both price and durability. External areas — courtyards, entrances and canopies — need water- and sun-resistant materials and are measured separately from internal areas.

Joinery and kitchens

Often the single largest finishing item after flooring. The gap between a standard kitchen and a bespoke one in imported materials can be a multiple, and the same applies to doors and fitted wardrobes.

Final electrical and plumbing

First-fix services usually sit within black construction. The second-fix works — accessories, light fittings, sanitary ware and mixers — fall under finishing, and their cost moves sharply with the specification chosen.

Finishing a two-storey villa

Most villas we build in Bahrain are two storeys, and they carry considerations a single-storey villa of the same area does not:

The staircase

Needs special treatment in tiling and balustrades, and is one of the most consistently under-budgeted items.

Bathrooms split across two floors

Longer plumbing runs and more connection points.

Duplicated works

Additional distribution boards, AC points and services for the upper floor.

Roof and canopies

Waterproofing and external finishing that is frequently forgotten at budget stage.

A practical option

Can finishing be done in phases?

Yes — and it is very common in Bahrain. The black construction is handed over first, then finishing is executed in phases as budget allows.

There is one rule that matters: start with what is hard to do later. Services inside walls and floors, and tiling, should be completed early, because doing them after you have moved in means breaking out finished work and paying twice. Cosmetic items — some joinery, wardrobes, decorative lighting — can safely wait.

Most importantly, agree a finishing plan at the outset, even if it will be executed over several years, so the phases do not work against each other.
