Gypsum is the first stage where a villa starts to read as a home. The blockwork is up, the conduits and pipework are buried, and the ceilings now close everything in — hiding services, carrying the lighting design, and setting the line every other finish is measured against.
Note the unit: ceilings are measured per square metre, while cornices and internal wall decor are measured per linear metre — they run along the perimeter of a room rather than covering an area. Confusing the two is one of the most common causes of a misread quote.
These are starting rates, not fixed prices. A flat plain ceiling sits at the bottom of the range; the rate rises with drops, coves and concealed lighting.
A rate per square metre is not one thing — it is three, and they move independently.

Because design, not area, is the biggest factor. A flat plain ceiling is very different from one with drops, recesses and concealed lighting. Ceiling height also matters, as greater heights need scaffolding and more time.
