Cost depends on size, finish grade, and whether you need a structural shell ("black construction") or a full turnkey build. A typical two-storey villa takes 8–18 months from mobilisation to handover. A structural shell on its own ("black construction") runs around 4–6 months, while a full turnkey villa with finishing usually takes 12–18 months. Every Benaa quotation includes a milestone-based schedule agreed before work begins.
Black construction is the structural shell of a building — excavation, foundations, columns, slabs, blockwork, plastering, and MEP first-fix — handed over ready for the owner to complete the finishing. Benaa builds both black-construction shells and full turnkey villas, and can quote either scope.
