The part people underestimate

Finishing is the bigger number.

Finishing is in fact the larger share of a villa’s cost — typically two thirds to three quarters of the total. The shell is the smaller half of the project, which is why a low shell price tells you very little about what the finished villa will cost.

That is the real trade-off. Black construction lets you control and phase the larger spend yourself. Turnkey hands the whole of it to one contractor under one schedule.
